In Resort
- To ensure that the villas are receiving thorough cleaning and maintenance is actioned between each arrival, it is most important that you arrive no earlier than 16.00 on your day of arrival and leave the villa by 10.00 on your day of departure.
- Swimming pools are normally checked and cleaned twice a week during peak season and once a week at all other times. This is usually done before you arrive but will sometimes be done mid-week. Gardens are maintained on a regular basis. It is impossible for all work to be carried out on changeover days alone.
- Standard maid service provided with all villas with include pre-rental clean and preparation of the villa and an end clean. If you are staying for 2 weeks you will have a linen and towel change approximately half way through your holiday. Additional cleaning/maid service can usually be arranged for an additional cost.
- All properties confirm to the individual country's local regulations, however the safety standards and regulations may not always be the same as in the UK.
Villa Properties: As the majority of villas are privately owned, they are furnished to the owner's individual taste. We endeavour to give an accurate description of each villa with interior and exterior photographs. Furnishings are subject to change from the photographs without prior notice to allow for repair, cleaning and replacement of broken items. Most villas are designed for hot, dry weather r experienced through the summer and may not be so well suited to wet or cold spells, and humidity can be a problem where temperatures are high. In very wet periods, villas may give the appearance of being damp - this will quickly disappear once the weather returns to normal and the villa is aired. All villas are strictly no smoking and no pets allowed.
Insects, Vermin & Animals: Mosquitoes, ants, cockroaches and other insects are endemic in warmer climates, particularly in rural areas. Villas are treated at the start of the season with an ant repellent, however, it is not 100% effective. The only way to keep ants at bay is to have a zero-tolerance approach to food crumbs. Mosquitoes can be kept at bay by a good repellent purchased either in the UK or the local chemist/supermarket. Many villas are surrounded by scrubland and neighbouring gardens meaning field mice and other rodents are common. Local dogs are also often left to roam abroad, and in general are kept outside. All these types of aggravations, together with late night noise are unfortunately unavoidable and out of our control, we therefore ask for your patience when they occur. None of our villas accept pets and we ask you not to encourage the local wildlife by supplying food and water during your stay.
In-Resort Support
The main responsibilities for our in-resort Villa Managers include:
- Ensure the villas are properly maintained, cleaned and ready for guests.
- Regularly check the standards in and around the property.
- Organise and follow up any repair or maintenance issues and explain our procedure to our guests.
- Recognise, report and follow up on any health and safety issues immediately.
- Complete health and safety audits.
- Look out for anything in the villa or local area that might affect the description, directions or information provided to our guests.
- Ensure all building work that can be seen or heard from the villa is reported.
- Ensure that suppliers receive guest information ahead of arrival days.
- Ensure the villa guide and directions are kept up to date
- Personally visit all guests (upon request).
- Be on hand to answer and respond to any queries or problems guests may have
- Have an in-depth knowledge of the local area.
Safety in Resort
No one wants to be thinking of accidents or incidents while they’re on holiday, but life can be unpredictable and if the worst does happen, it is essential that you have adequate travel insurance to cover you against travel risks such as lost or stolen luggage, cancellation cover and most importantly, unexpected medical bills.
So please take out appropriate travel insurance before travelling and make sure it covers you for all the activities you want to do and remember to take a copy of your insurance policy with you.
Check your passport is valid, fill out the emergency details, look after it while travelling and keep it in a safe place.
Make sure you have all necessary visas. Make copies of important travel documents, take a picture or make copies and store them securely using a secure data storage site.
Research vaccinations or any other medical requirements for your destination, and if necessary, visit a travel health clinic before you travel. For medical advice visit travelhealthpro.org.uk.
Tell your friends or family about your travel plans and where you’re going and leave emergency contact details.
Take enough money with you and have access to emergency funds.
Please note that telephones are not provided in our properties with the exception of Leisure Resorts whereby phones might be provided for internal resort calls. Therefore, we recommend that you take a mobile phone on your villa holiday for emergencies.

Problems and Complaints
In the unlikely event you should have a problem on your holiday it is a condition of booking with us that you must report it to our local Villa Manager and/or the supplier of the service(s) in question. If this is done verbally then confirmation in writing should be received as soon after as possible.
All our suppliers and Villa Managers must be given the opportunity to resolve any issues brought to our attention and allowances be made by you for any local conditions regarding the reasonable amount of time taken to rectify the problem.
Claims for compensation will only be considered where it is proven that any reported problem had a prolonged or major impact on the enjoyment of the holiday booked.
It is not acceptable to make a serious complaint on return from your holiday when we are not made aware of your concerns.
